AODIN
ABERFELDY, Perthshire

Located within the Edradynate Estate with panoramic views across the picturesque Perthshire countryside, Aodin is a house of traditional stone construction, with timber-clad dormers and a natural slate pitched roof. The angled L-shaped form creates a sheltered courtyard to the west, within which an extension houses a new boot room, utility and rooflit walkway, providing a connection between the two wings of the house where previously there was none.
With the building dating back to pre-1863, it required a full retrofit, refurbishment and extension to make it functional for contemporary living, creating a luxury 5-bedroom, 5-bathroom property with kitchen extension, porch extension and new infill utility extension. The utility extension connects the converted barn area which now contains 2 floors of accommodation, including en-suite bedrooms at ground floor, with a games room and snug above at first floor level.
Extending the house to the east accommodated a bright open-plan kitchen/dining area at ground floor level, with a balcony to the master bedroom above, both offering fantastic views across the Tay valley. The interior features a play of materials, colours and textures designed by Thebe Mor, including bespoke feature tables and furniture pieces made by Brodies Timber, and artisan, handcrafted, sustainable lighting from Tom Raffield.
Eòlas made a conscious effort to retain as much of the original building as possible and fully utilise the existing structures, while reconfiguring the layout to meet the client’s requirements. New insulated floor slabs, wall linings, rafter insulation, double glazed windows, ground-source heat pump, radiators and solar PVs were added along with a new detached garage and plant room complete with EV charging point. All rooms are decorated to a high level of finish, with natural materials and high-quality local furniture and fixtures throughout. The property provides a luxurious, comfortable and secluded rural retreat nestled in the hills of Highland Perthshire.
