LOCH SIDE CONVERSION

Kenmore, Loch Tay, Perthshire

An extension to an original single storey dwellinghouse to take best advantage of open aspect views towards the loch. It is located 3 miles West of Kenmore along the North Shore of Loch Tay and provides balconies both at living level and at the master bedroom level. The house is split over three floor levels which, due to the topography of the ground is only single storey to the public road. At the Loch side, the garden ground extends under the living room which is on stilts above, creating space for an outdoor gym, spare bedroom and an additional utility room. Above this is the living room and kitchen spaces along with balconies on 3 sides.

Originally this was the location of the front door, which has been moved to the side, to provide a boot room and adjacent office space, which does not interfere with the open aspect of the living spaces. These have full height and width doors and windows to open onto the balconies which are all floored with the same ceramic tiles. At first floor level are three bedrooms with the new master bedroom and its walk-in wardrobe and en-suite, provided by an extension of the stilts to this level.

The house is T shaped in form with the 3 storey extension eventually abutting the existing house, but ridge levels remaining as they were at commencement of the project. The house has underfloor heating which allows the glass walls to be un-encumbered by radiators. The finished external walling uses zinc cladding over the steel frame construction and structural glass balustrading.

The works also involved the remodelling of the remainder of the house, to increase the sizes of the bedroom windows, refurbish the bathrooms and resulted in extensive landscaping and a rebuilt jetty within the loch.
